I know lots of others who've successfully done so and even more of those who have bought and renovated their own. Brother in law runs/owns a significant residential brokerage, mostly in the County but also City, including every neighborhood.

And that doesn't include the houses I've worked on charitably, my church has worked on, with Habitat for Humanity. Or the work done by the Enterprise Foundation (Jim Rouse)...etc, etc. The families who gain ownership in these homes work darn hard to do so.

Bill blew up badly on a golf deal with First Union equity unit (Gotham golf) long before he made money on the mono lines. Anyway we were looking for off the run junior capital for a 25-30 unit townhome project out towards RFK in like 03-04, couple of million bucks, but because of size below more institutional thresholds combined with still rough area (East Capitol and like 18th) has us talking to ESIC, Ullico, ML Cap, etc thoigh ended up getting it from cats in your hood - Alex Brown Realty whi apun out of AB shortly before the DB/BT mashup.

On this other matter, body cams should be required by all police depths and turning them off should result in getting disciplined, and if repeated canned.

They cut both ways.

And they should be released right away regardless of whether it reflects well or badly on the officer.

Nice little business. Made money without ever having to grow and just bang out lower middle market deals they could get a little alpha from.

I never got the sense that it was a particularly ambitious bunch...but solid.

They sold it as intellectual or contemplative well I think. But back in day first half of 2000s they had these $50-$200mm funds, maybe some leverage but probably not a ton. Do like 4-8, $2-$10mm deals that racks up 18-25% IRRs, turn the money 3.5-4x in a ten year fund w like 1.75-2x MOIC on each turn. They had like 5-7 investment folks so maybe ten employees. Probably had $4-$6mm in AUM income each year.

On this other matter, body cams should be required by all police depths and turning them off should result in getting disciplined, and if repeated canned.

They certainly won’t do any preventative policing. What’s their incentive? To have guys like Lebron post ‘you’re next’ on Twitter with a cop’s face to his 20 million followers, any number of whom are mentally unstable, all for stopping one black woman from stabbing to death another knack woman. The cop next time will simply watch two young black girls murder each other. Preferable to being doxxed by Lebron.

The cops won’t quit their jobs necessarily (though good people are now indebted to NOT apply), so they’ll show up when the bodies drop. Just like Baltimore.

Watch crime spike, murders explode, and private businesses leave minority neighborhoods in droves.
