Yup, vewey scawey.

Back in the '80's my wife and I bought a brownstone in the South End of Boston, 5 blocks south of Mass Ave (Roxbury) in a block that looked much like the troll's picture. All burnt out shells between our block and Roxbury...south of us was slowly gentrifying as Back Bay became unaffordable to youngsters like us...we bought it for a song, fixed it up, sold for multiple hundred thousand profit...now worth well over a million bucks. Played bball in court behind church, only white guy...they called me Rambis because I wore the same white goggles and I set a mean pick...drug deals going down on sides...we were young...I'd worked in Balt City's Dollar House program that had kickstarted Federal Hill, Otterbein, Canton etc and had written my college thesis on policy to address displacement in gentrification.

Baltimore's waterfront gentrification has been very successful in rejuvenating those neighborhoods and bringing young people into the city to live. That's moved outward from the water, with areas only a decade ago looking like that picture now being ethnically diverse, charming tree lined streets with restaurants chock a block, eg Patterson Park area...it's rather stunning. That picture looks like a heck of an opportunity for an enterprising developer! Good bones on those buildings.

The question is not whether it can be done but rather whether the process can address the displacement effects, whether the neighborhoods can continue to be ethnically integrated well. It's the concentration of poverty through de facto racial redlining that drives urban blight, concentrated drug trafficking, etc. It takes dough and the right set of policies, but it's doable.

Beautiful old houses, the character in them run strait to their bones. It takes a crazy dedicated person to tackle such a project today. Just the cost of remediating all the lead paint is a daunting and very expensive task. There are always a lot of surprises and none of them are the good kind. It is a heartbreak how many of these homes were bulldozed down 40 years ago. I don't remember the lady's name but she lives in Detroit and has a great cable show. She goes in and rehabs some beautiful old houses that are just absolute wrecks. She flat out rocks, I love her passion for saving these homes.

Hey Petey,

Houses like those are going up for sale at a minimum cost of a $1 million in many cities.

By contrast, we are having more and more of these abandoned farms in Texass and other places thanks to your

Those Baltimore row homes don’t even go for one samolean. No one will take them because the outside world is thunderdome. Baltimore is perhaps the clearest example what unchecked liberal politics brings.

Dunno a d@mn thing about Baltimore. But I do know the East New York section of Brooklyn where I grew up. It is acknowledged as the worse ghetto in USA history and today there have been sales of at least 2 homes over $ 1 million. That's what you get under Dem administrations.

Meanwhile under your Repukies, farms go abandoned all the time. Not worth so much as $ 1. Why those rural morons vote Repuke is beyond all reason. But that's they way they are.
Lack of affordable housing driven by restrictive housing policies as well as rent controls. See this in the Bay Area where my sister is as well.

Agree with republicans failing those they claim to hold the ideals of as well but not sure E NY and Hunts Point being so gentrified you have people commuting from the Del water gap to work the jobs there is the best counter.

Not for the faint of heart is an understatement. You also need deep pockets. I helped a guy when we rehabbed a very old house on Conesius Lake for his sister in law. Every day was a new challenge and a new problem. The house was actually 3 different additions added on at different points in time. Nothing was level, nothing was square and not a damn thing about how the house was built made any sense at all. For 3 months at least we built temporary walls where we knocked out the old ones to open the kitchen up. I spent weeks going through the old framing pulling nails... it was huge fun actually.

The reason no one buys the Baltimore townhouses is trades people won’t do the projects because their materials and tools get stolen at the end of the day and sometimes during the day. It’s a useless battle. Financially unrewarding.

In order to protect your lumber and supplies, both the ones installed that day and ones you’d like to use the next day, you’d need to hire twenty armed guards every day and night for a townhouse worth maybe $80,000 when done.

Your reward is to live in a part of a city with a higher murder rate than every 3rd World country.

This isn’t ‘fun’.

BTW, my quite liberal Urban Studies and Government professors were not at all happy about my honors thesis' pro market driven prescriptions for urban renewal, gave me quite the hard time...eventually came around but pulling teeth...years later we had some interesting discussions.

Baltimore's policy 'mistake', which slowed its renewal relative to cities with even worse conditions back in the early '70's like San Fran and Boston, was to increase property taxes to try to pay for services... Boston and San Fran lowered their rates, ultimately driving much more revenue as the population grew, whereas Baltimore continued to shrink pop and revenue overall after the white flight of the 60's and early '70's. The Schaefer admin had the right balance when I was working there, and indeed the Inner Harbor and the Dollar House program sparked significant market forces, but the mayors and legislators after him gave away the tax breaks to big developers and failed to recognize the value of keeping residential tax rates low.

I dunno whether the newly elected mayor will 'get it' or not, (there's at least a chance) but I do think that with the right federal and state investments and the right pro residential neighborhood policies, much of this could be addressed successfully. Healthier city overall, less crime, better education, it all flows...

Note that other issues can come with the hot gentrification model, so these need government support for the transitions. But all very worth it.

Love the gator troll telling us about Baltimore.

My brother-in-law's two brothers have been in the business for years renovating houses in Baltimore. I know lots of others who've successfully done so and even more of those who have bought and renovated their own. Brother in law runs/owns a significant residential brokerage, mostly in the County but also City, including every neighborhood.

And that doesn't include the houses I've worked on charitably, my church has worked on, with Habitat for Humanity. Or the work done by the Enterprise Foundation (Jim Rouse)...etc, etc. The families who gain ownership in these homes work darn hard to do so.

But yeah, troll away.

My house is wood on foundation but built in 1911. Bought in 2013. Heavily renovated between late 90s and 2003 around 2,300sq Fr. Spent some money initially in backyard for less than $2k then a gym set, had high end spray insulation put in crawl space of foundation which was maybe $4,500, had to reroute and replace duct work around $4,500, maybe $1,000 on weird old plumbing issue, copper water pipe to street from original construction finally went which was around $3,500 to replace and had to replace an HVAC unit which was around $3,500. Have a few punch list items but for a 110yr old home I’ve had 8yrs it hasn’t been too bad IMO.

As is often the case, troll boy's conversation is brain dead stupid.

There probably isn't a single metro area in the entire USA that doesn't have the story of nasty inner city neighborhood now gentrified or gentrifying. The trend is literally everywhere -- north/south/east/west; red state; blue state. Hipsters (young and old) dig living in cities.

Troll boy just can't see it from where he sits -- (i) the driver seat of his golf cart tooling around his FL trailer park and (ii) on his couch staring at Fox News.

OK City, Tulsa, Boise, Omaha, Denver, Nashville, Charleston, Atlanta, Jersey City, New Orleans, Philly, DC, Baltimore.... All the same thing.

P.S. Petey currently tracking at over 200+ posts a week. So clearly he's an unemployed loser with nothing better to do than throw poop around on the internet. Maybe he's Trump's 400 pound guy sitting on his bed in mom's basement? Hard as it may be, try to just ignore him and refrain from feeding the troll.
Boycott stupid. Country over party.

Yeah they have a unit with a professional investment staff (mostly from life for general accounts or other non hyper competitive areas) that will provide pref eq and mezz on development deals. Long long time ago I worked for about a year or so for this white shoe debt and equity brokerage/real estate ibank confounded by Bill ackmans dad who is one of those legacy RE families in NYC. Bill blew up badly on a golf deal with First Union equity unit (Gotham golf) long before he made money on the mono lines. Anyway we were looking for off the run junior capital for a 25-30 unit townhome project out towards RFK in like 03-04, couple of million bucks, but because of size below more institutional thresholds combined with still rough area (East Capitol and like 18th) has us talking to ESIC, Ullico, ML Cap, etc thoigh ended up getting it from cats in your hood - Alex Brown Realty whi apun out of AB shortly before the DB/BT mashup.

Considering the story MaKhia Brown's family is trying to propogate, it's understandable why the Columbus Police released the body cam video so quickly.

https://meaww.com/who-is-hazel-bryant-m ... e-shooting
Hazel said that Ma'khia was in front of the house fending off a physical assault when police shot her four times without any warning. She said that she had been told of the events by Ma'Khia's grandmother and father. “The police are going to lie. I’m so thankful that someone from the family was actually on the scene,” Bryant said before the release of the body-cam footage. “The police are going to lie. The police are going to cover up for themselves. They don’t care. At this point, I feel like they’re just out to kill Black people. They’re not here to protect and serve. That isn’t happening. That’s been over a long time ago. They’re not here to protect and serve. They’re here to kill Black folks.”

https://meaww.com/makhia-bryant-shot-ki ... -reactions
Explaining the order of events, Hazel said that the teenager had called 911 because someone tried to jump her. When the police officers arrived, they saw a knife on the ground and before she could explain herself, they shot her four times in the chest.

https://meaww.com/makiyah-bryant-girl-1 ... -call-help
Explaining the incident, her aunt said the teenage girl had called the police because someone in her house was abusing her. The 911 call that brought police to the scene was said to be about an attempted stabbing. Reportedly, police saw a knife lying on the ground when they arrived and shot her four times in the chest.

...& then the social media hysteria begins. Wonder how much the GoFundMe page has generated ? Mom & Auntie will be tv stars.

Can you even hear yourself? A person, probably of unsound judgement, but a human being none the less, was just shot four times and is dead.

You’re kind of special, OldSalt. I wonder who will mourn your passing?

Wonder how much the GoFundMe page has generated ? Mom & Auntie will be tv stars.
Can you even hear yourself? A person, probably of unsound judgement, but a human being none the less, was just shot four times and is dead.

You’re kind of special, OldSalt. I wonder who will mourn your passing?
No one shoild, if I die trying to kill someone,
The family is trolling for sympathy & $$$. With that much family present, why was the kid in foster care.
The family should take responsibility, feel shame, not sympathy & stop trying to blame others for their failure.

What’s your excuse for your lack of empathy?
"There is nothing more difficult and more dangerous to carry through than initiating changes. One makes enemies of those who prospered under the old order, and only lukewarm support from those who would prosper under the new."
