That’s arrogance and blindness though. Do you feel good day to day given your situation? Joking about Biden (or any President) but did the flailing, self serving actions and playing with every citizens life for his own benefit seem as confidence inducing as someone who is at least trying to do the right thing for the people of the country? This cannot be said about the prior admin. Of course no president has influence over the stock market which is why giving Trump credit for it is so stupid. Patently moronic. Especially without acknowledging a tax cut and explosion in the debt of the country.

The minute a POTUS with a little R by his name arrived? That put an end to McConnell's feigned frugality----and out came the checkbook. And to make matters worse, McConnell and Trump borrowed every cent..and then dropped the bottom out of our tax base.

Oh well. Your stocks are up, right? Who cares if the next generation has to pay for all your market gains, right? ;)

Spending on defense was down under Obama's budgets from $691 billion in '09 to $580 in '15.
But sure, it's all McConnel's fault.

You just explained why McConnell plays these games: he knows full well that even informed citizens neatly "forget" what has been done in the past. Especially so if it forces you to hold your own party in low regard.

It's why after four years of R's and Trump playing the "win at all costs" game, you're hearing calls for "unity". Because you've already forgotten what Trump did for four years.

Lockboxing (hard, not springing) the shares in the LLC and have an attorney friend helping me navigate the lack of an intercreditor agreement with the first mortgage holders. It's better money at the moment than buying property tax liens.

Whatever you say killer. I've only spent over a decade working for a bulge bracket investment bank in their CMBS and B note placement groups and then for a HY CRE CDO, but sure I don't know anything about how to structure a mezz loan to a local dude who owns a 50-100 unit class B asset that the banks are chomping on and is too small for instutional money to bother with. Put three deals together since last Sept for about $600M, 2/3 my money the balance from a couple of professional friends (former head of Specialty Finance IBanking at SunTrust and the CEO of a bank in Va). Took 1.5%, 2.5% and 2% in pts and 11%, 14%, 12% rate on those three deals. 2yr term, 1 extension option subject to strict performance. Just renting time until the markets improve or I take the assets. Figure between a small group and myself I can put together aroudnd $5MM of these if I can source while still carrying on my day job. I hate the stock market. It's manipulated all over the place. I just invest there to be invested in the american economy, but hard assets have more appeal to me these days than cash flow value driven enterprises.
