Literally just looking at a loan for this E NC bank on a 20 unit cottage style boutique hotel on the ocean in Nags Head. They have a deferral of P&I the bank gave them in March until Sept and all the supporting info including a fresh MAI (“made as instructed”) appraisal indicates that it’s fairly weak around there right now. Which the bank is somehow ignoring and wants to recast the loan with another $700k which is their prerogative, what do I know, they’ve only paid my partner and I $147k (rev we sub out a good bit of the production to others, basically semi retired or displaced community bank CCOs or CLOs and manage it, roll up and model the expected default and losses and provide board and regulatory support so end up at 10-40% gross project level margins depending on a few variables) for this work to prepare internal loan reviews on all their loans above $1mm which they hadn’t bothered to do in two years and in violation of their policy which has been approved by the OCC.
But it looks like that area isn’t that strong from all the supporting file info I had seen on this deal I was polishing today. Outer Banks are nice enough but man they are remote and seems like they get blasted regularly with hurricanes. Think Holmes is from the Wilmington area, I’d personally do Wrightsville beach before going to outer banks again, but to each their own.

Sheesh, I just walked in on my mom playing bridge with 3 other 80 something ladies. They were supposed to do it outside, wearing masks, and at a large table, but it was hot, so they set up inside, and then took off their masks. I came in at the end and scolded them, nice as I could, they responded 'ohh, there's a young person (I'm 62), we need to put on our masks....ha ha.'

ohhh, my 26 year old son agrees that the ladies were acting like "children". I'm good being in that company, and my wife's, and my sister and brother in laws and my nieces and nephew, and 100% of my co-workers, and 95% of the industries I work in, grocery and healthcare, heck 99+% in healthcare.
There's a large dose of near dementia and Fox News at play with the over 80 set.
And what my dad, before he died, used to call a case of the "AWF-CKITS" disease that afflicts so many of that age group...
BTW, apparently the Chinese have the same problem with their elderly and mask compliance...same disease.
